Starting the work at Mid Century Modern on Sun Valley

Time to get going on this mid century modern property. Have the plans and permits now. This house needs everything from a new roof all the way down to foundation work. The slab needs to be leveled a bit, so we will start there. I’ve contracted a local reputable company with a lifetime transferable warranty so the new owners will never need to worry. Houston always has settling issues with our type of soil. With a home of this age, I expected it.

Next we’ll start the old roof tear off and the interior demolition of the kitchen and baths. I gave serious thought to try and save parts of the kitchen and/or baths but in the end, I thought most new owners would appreciate new cabinetry, tile and fixtures. I’ve decided to keep the original windows though, they are mill finish aluminum which I love and these sliders are all in great working condition. I just need to see how good I can make all this aluminum look and clean them all up really well.

The landscaping is very overgrown so we’ll eliminate most of it. There is a HUGE tree in the back yard that is diseased and has to be removed before it falls and does some real damage. Plus, I think once it’s removed the house will be light and sunny inside. Cleaning this up will allow to see and appreciate the mid century modern architecture of this house.
